The Build to Suit ProcessYou can expect an organized, detailed process from Van Buskirk Companies, with no surprises along the way. We follow a proven system for delivering your finished product, broken into three distinct phases. We go through each step one by one, moving on to the next step after the previous one has been approved. This keeps everyone involved on the same page at all times. Our phases include
I. Schematic Design
We direct our efforts to listen to the client and prepare schematic design sketches that are used by the owner to authorize the design development phase.
II. Design Development
Building on the schematics, we refine and detail various needs to create a project budget.
III. Construction
We execute the plans to complete the project on time and on budget.
Frequently Asked QuestionsWhy should I choose Van Buskirk Construction?

So why should I choose the Design-Build process?
We competitively bid each primary scope of work to at least three contractors, working to get the best value for the owner. We are competitive within the market, and we will give you your drawings to use as you choose.
So why don’t you have labor crews?
365 days of overhead has to be charged to jobs. We know that specialized subcontractors are more efficient than general contractors who self-perform work.
What are your advantages over Design-Bid-Build?
You will pay more for the total project when you total the design and construction services and you will not own your drawings. You will also have a set of drawings that does not utilize the primary benefit of design-build, which is subcontractor input during the design. Subcontractor assisted design allows you to shop for the latest methods and best values available.
So how does Design-Build eliminate change orders?
In design-bid-build, if the designer misses a detail on the project, the owner gets a change order. Design-build project delivery puts the responsibility on the general contractor to design a buildable product.
So why not competitively bid general contractors?
You can. Our proposal guarantees that you are free to price out your project with a fully developed design that allows for an accurate comparison.
So why shouldn’t I choose Construction Management?
We can do this, but we typically do not see this level of service and expense unless it is on highly complex projects such as the Washington Pavilion or a hospital
