Using ability to read blueprints, will construct, erect, install, or repair structures and fixtures made of wood, such as concrete forms; building frameworks, including partitions, joists, studding, and rafters, and wood stairways, window and door frames, and hardwood floors.  May also install cabinets, siding, drywall, and batt or roll insulation, as well as jobsite clean up or other like duties.  Adept with the use of variety of tools of the trade, either hand or power.  Reports to Construction Superintendent.

Required Experience:

  • High school diploma or equivalent.
  • Must have a minimum of 3 years in all phases of commercial/residential construction and able to understand verbal and written instructions.
  • Must have a valid driver’s license.
  • Must be eligible to work in the United States.

Position Description:  The primary duty of this position is maintenance of the land developments in the Van Buskirk Companies' portfolio. Reports to the Land Development Manager.

Essential Job Functions/Scope

  1. General Maintenance: Performs a wide variety of general and preventive maintenance and repair work on the VBC portfolio of residential development properties in the region. 
  2. Landscape and Groundskeeping Maintenance: performs a wide variety of general landscaping duties.
  3. Clean-Up: performs property clean up on a daily basis, ensuring properties present a neat and tidy appearance.
  4. Service and Repair Records/Inventory: Maintains accurate records of service and repairs.  Researches, purchases, and inventories equipment, parts, chemical and any other supplies as needed.
  5. Cost Accounting: Maintains accurate records for cost accounting.
  6. Maintenance Back-Up: When needed and upon direction from supervisor, may assist other maintenance departments in the company (including but not limited to commercial maintenance, apartment maintenance, construction, et al) as needed.

Primary Goals and Responsibilities

  1. General Maintenance
    1. May prepare, paint or repair structures made of wood, plaster, concrete, brick, steel, or other material.
    2. May perform cleaning of carpets using commercial carpet cleaning equipment.
    3. May perform special projects as directed.
  2. Landscape and Groundskeeping Maintenance:
    1. Learns and retains basic knowledge of the VBC portfolio of land developments.
    2. Maintains grounds of properties using a riding lawnmower, weed trimmer, hand or power tools, or other equipment.
    3. Performs a variety of tasks which may include but are not limited to: sod laying, mowing, trimming, planting, watering, fertilizing, digging, raking, sprinkler installation, and weeding.
    4. Assisting with snow removal and application of ice melting compounds as needed.
  3. Clean-Up:
    1. Ensures properties are free from garbage and other waste such as branches, excess leaves, etc.
  4. Service and Repair Records/Inventory:
    1. Maintains accurate service and repair records.
    2. Purchases supplies as needed for projects and submits receipts in a timely manner. Routinely checks pricing to ensure most cost effective vendors are utilized.
    3. Periodically inventories shop supplies and replenishes as needed.
  5. Cost Accounting:
    1. Maintains accurate records through electronic tracking system to ensure accurate billing can occur.
  6. Maintenance Back-up:
    1. During the off-season period when regular duties such as mowing are not necessary, will assist other maintenance departments as needed. Potential projects include but are not limited to:
      • Carpet cleaning
      • Painting
      • Sidewalk snow removal and ice melt application
      • Assistance with room décor, such as hanging pictures, re-arranging furniture, etc., in various office, retail, or residential locations in and around Sioux Falls.
      • Small engine maintenance and repair
      • Shop clean-up
      • Brokerage and other sign placement and repairs

Knowledge, Skills, and Abilities

  • Ability to operate and use a broad spectrum of tools and equipment skillfully to perform heavy physical labor.
  • Knowledge of methods and practices followed in the maintenance of tools, machinery, and equipment.
  • Safety precautions to be observed in the maintenance and installation of various types of equipment.
  • Must be resourceful and able to utilize unconventional methods when presented with issues requiring resolution.
  • Must display responsiveness, courtesy, and efficiency to all tenants, customers, vendors, and the public in general.
  • Must be organized and detailed, able to plan and adjust as needed to meet various scheduling requirements.

Job Requirements

  • Working knowledge of basic maintenance skills.
  • Knowledge of small engine repair a plus.
  • Must be familiar with products and application, equipment, and tools necessary to complete tasks.
  • High school diploma or equivalent.
  • Valid Driver’s License.

Physical Demands

  • Must be able to work on site, off site, outdoors in varying states of weather.
  • Must be able to lift, push, pull, and/or carry up to 100 pounds with or without assistance.
  • May work outdoors in inclement weather including extreme heat, cold, humidity, etc.
